Our team is hiring a Senior Facilities Maintenance Specialist, which performs complex and specialized, skilled general maintenance and repair of building components such as parking decks, elevators, phone lines, fire suppression compression systems, electrical systems, and so forth. This role regularly monitors, troubleshoots, repairs and maintains systems and may serve as lead worker, assigning work and monitoring work completion.

About Us:
Engineering Services is a department dedicated to providing services to internal and external stakeholders through multiple divisions including Construction Management, Integrated Facility Services, Facilities and Operations, Vehicle Fleet Services, Roadway Design and Construction, and Stormwater. This position is assigned to the Facilities and Operations Division, which is responsible for a diverse number of functions and activities that serve the entire City organization such as day-to-day and preventive operations and maintenance of facilities, customer-based service deliverables, special events and meeting set-ups, emergency response in inclement weather, disasters, or emergencies, and critical equipment management.

Duties and Responsibilities

The intent of this job description is to provide a representative summary of the major duties and responsibilities performed by employees in this job. Employees may be requested to perform job-related tasks other than those specifically presented in this description.


  • Performs routine maintenance, repair, and replacements in one or many of the construction or maintenance disciplines such as plumbing, electrical, carpentry, HVAC, and/or painting
  • Maintains generator and automatic transfer switch operations
  • Receives, prioritizes and schedules maintenance and work requests, determining required tools, equipment and supplies. Identifies and requests supplies and inventory
  • Responds to customer requests and concerns. Troubleshoots, diagnoses and identifies issues, and recommends and implements corrective action, repairs and/or equipment replacement as resolutions
  • Inspects equipment, tools, materials, facilities, building systems and/or grounds to ensure functionality and safety. Secures and opens facilities/spaces and reports and/or corrects issues to resolve operational deficiencies and/or unsafe conditions
  • Prepares, organizes and maintains records, logs, reports and documentation. Monitors supplies and parts inventory, initiating requests of stock to replenish inventory
  • Maintains and repairs electrical systems for various locations, and completes electrical projects throughout all city-wide facilities, police, and fire stations as needed

Typical Qualifications

Education and Experience:

High School Diploma or G.E.D. equivalency and 3 to 5 years' experience in construction or skilled maintenance and repair of a variety of building systems, including HVAC, electrical and plumbing, or related work

OR

Any equivalent combination of training and/or experience that provides the required knowledge, skills and abilities may be substituted

Licensing and Certifications:

  • Valid North Carolina Class C Driver's License with a satisfactory driving record, or the ability to obtain within 60 days of hire

Additional Information

Knowledge of:

  • Electrical systems, heating and air-conditioning systems, plumbing, equipment operation, and local building codes
  • Maintenance and repair techniques for building systems and equipment
  • Facilities management principles and practices
  • Modern office practices and procedures include the use of standard office equipment and computer applications such as word processing, database, and spreadsheet applications
  • Fundamentals of generator operations, automatic transfer switches, maintenance techniques


Skill In:

  • Planning, scheduling, and coordinating facility maintenance projects such as renovations, upgrades, or expansions
  • Verbal and written communication

Ability to:

  • Follow preventive maintenance schedules
  • Troubleshoot common issues and coordinate repairs with contractors or in-house maintenance staff
  • Oversee projects from conception to completion while ensuring on time completion within budget

Work Environment and Physical Effort:
Medium: Exerting up to 50 pounds of force occasionally, up to 25 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.

Work Environment:
Work is typically performed in an office or similar indoor environment, outdoor environment, and construction site. Employees may occasionally work in or around street environment (near moving traffic), vehicles, warehouse environment, and shop environment.

Work Exposures:
There is frequent exposure to moving mechanical parts. Employees may occasionally interact with individuals who are hostile or irate, be exposed to extreme cold (below 32 degrees), extreme heat (above 100 degrees), fumes or airborne particles, loud noises (85+ decibels average over 8-hour working day such as heavy trucks, jack hammers, leaf blowers, lawn mowers, construction).
